The problem
What employers run into when they arrange housing themselves
The ESLS requires employers to provide accommodation that meets set standards — and doing it from scratch carries real cost and risk.
- 01
Finding a unit
Suitable premises are scarce
Landlords are reluctant to let to shared occupancy, few units meet the floor-area rule, and the commute to the workplace still has to work.
- 02
Fit-out and procurement
Furnishing from nothing
Beds, mattresses, wardrobes, fridge, washing machine and cooker are each bought and installed — often weeks before anyone can move in.
- 03
Strict regulation
Miss one rule, fail the check
At least 3.4m² per person, no more than 6 beds per bedroom, a cap on accommodation deductions — and the rules change faster than most employers can track.
- 04
Inspections and paperwork
The Labour Department arrives unannounced
Inspections come without notice. A gap in the compliance declaration, deduction agreement or monthly records can affect a quota application.
Ainitech takes on all four. Tell us the headcount and the workplace; we handle the rest.
Our approach
Not just a room to rent — compliant housing, fully outsourced
One team, end to end
Location, fit-out, utilities, paperwork and repairs sit with one team, so you deal with one contact.
Regular self-audits
Every dormitory is set up to the Labour Department’s current ESLS rules and checked on a regular cycle.
Inspection-ready
A compliance confirmation before move-in, and a reminder plus help preparing before inspections.
Rule changes flagged
When the requirements change, we tell you and arrange the adjustments.
